The quiet case for booking direct
Booking direct is usually cheaper for the simple reason that the platform's cut is not in the price, and Airbnb and Booking.com take that cut in different places. Airbnb's own help centre states that under its split-fee structure guests pay a service fee of 14.1% to 16.5% of the booking subtotal on top of the rate, while Booking.com charges guests no booking fee at all and instead takes a commission from the property after the stay, which puts its cut inside the nightly rate rather than beside it.
That is the whole mechanism. It also explains why a platform advertising no booking fees is not free: the cost has moved, not disappeared.
Where does the money actually go?
It is worth knowing how each model works, because it changes what you should be looking at when you compare.
- Airbnb, split fee. The host pays 3% in most cases and the guest pays the larger share, quoted by Airbnb as 14.1% to 16.5% of the booking subtotal. You see it as a separate line at checkout, which at least makes it visible.
- Airbnb, host-only fee. Some listings, including many run on professional property management software, sit on a single-fee structure instead, where the host absorbs the whole thing. Airbnb states most hosts on that structure pay 15.5%. There is no guest service fee line, so the cost is inside the rate.
- Booking.com. In its own words, once your stay is finished the property pays a commission. Guests are not charged a booking fee, and properties in its Preferred Partner programme pay a higher rate of commission.
Those figures are what each platform published on its own site in August 2026, and they change, which is rather the point: the structure is what is stable, not the number.
Two consequences follow. First, the absence of a fee line tells you nothing about whether a platform is being paid. Second, and this is why we do not publish a saving percentage, the commission is only one of the inputs into a displayed price. The honest instruction is not "trust us, it is cheaper", it is "check".
How to compare like for like in five minutes
Most people compare the wrong numbers, because search grids and final checkout screens are not showing the same thing.
- Put the same dates and the same number of guests into both the platform and our site.
- Take the platform all the way to the final price screen, not the search results. Fees, cleaning and taxes appear at different stages.
- Compare totals, not nightly rates. A lower nightly rate with a fee stacked on it is a worse deal than a slightly higher one without.
- Then compare what is not in either total: what is included in the stay, what you would otherwise pay for separately, and what the payment and cancellation terms actually are.
That last line is where direct booking usually wins by more than the fee, because a booking is not only a price.
What direct booking gives you that a platform structurally cannot
Not perks. Structural differences, which are the ones that survive a change of policy.
- You choose the apartment. There are eleven studios and they are not identical: different floors, different outlooks, different bed configurations. Tell us who is coming and we will put you in the one that suits. On a platform you book the listing the algorithm surfaced.
- You are talking to the operator, not an owner and not an agent. Altimera Collection manages and lets all eleven apartments itself, so the company you book with is the company responsible for the apartment, the price and the stay.
- A change is a conversation, not a ticket. A delayed flight, an earlier check-in, an extra night on the end. There is no third party whose rules have to be consulted before someone can say yes.
- The trip can be arranged in advance. Ski passes, hire, lessons, a guide, a massage after a long day, basics in the fridge for the first evening. One exception, and it matters: Altimera does not operate or arrange transport. Book a licensed local driver directly, and give them your flight number.
- We remember you. Returning guests take their weeks early, which in a collection of eleven apartments is the difference between having a choice and taking what is left.
What booking direct does not give you
The honest trade is that there is no platform sitting in the middle. That is the reason some people hesitate, and they are not being unreasonable, so two things to know before you pay anything.
The deposit terms. A 30% deposit is taken on booking and it is non-refundable. That is the single term people most often skim, and you should read it before you commit rather than afterwards.
How to check we are real. You do not have to take it on faith:
- Booking runs on Lodgify, a standard professional system, with secure card payment and an instant written confirmation.
- Our apartments are listed on Airbnb and Expedia under the same names, so you can see the property and its history there.
- You can message us on WhatsApp before you spend anything, and get an answer from the team who hold the keys rather than from a call centre.
Plenty of guests find us on a platform, read the reviews there, and then book here. That is fine, and it is part of why the listings exist.
When a platform is the better choice
There are cases where it genuinely is.
- If the platform's own payment protection is the thing you value most, use it. That is what the fee buys.
- If you are spending platform credit, a gift card or a voucher, spend it.
- If you are booking a complicated multi-stop trip and want one place holding every reservation, the convenience is real.
For a single stay in a building where the manager will answer the phone, the calculation usually goes the other way.
The part that has nothing to do with price
Eleven apartments is a small enough number that the arithmetic of a season is visible. Peak weeks concentrate: New Year, Orthodox Christmas and February half-term close first, in roughly that order, and there is no second inventory behind them. If your winter depends on a specific week, booking direct is also the fastest route to holding it, because you are asking the person who can actually hold it.
