The Altimera Collection is eleven ski-in / ski-out studio apartments in New Gudauri, Georgia, all in one building, a 3.5 minute walk from the gondola and about 2.5 hours from Tbilisi, and all managed and let by Altimera Collection itself.
Who manages the Altimera apartments?
Altimera Collection does. All eleven apartments are managed and let by Altimera itself, from one office and one local team in New Gudauri, so a booking or an enquiry for any of them is made with Altimera rather than with an individual owner, an agent or a booking platform.
That covers the whole letting: the calendar and the rates, the welcome and the keys, the housekeeping between stays, and anything that needs fixing while you are here. The apartments are also on Airbnb and Expedia under the same management, but the direct rate is the best one because no platform commission sits on top of it. Stays run by the night year round, or as a full ski season let from 15 December to 15 April.
How do the eleven apartments differ from each other?
Less than you might expect, and that is deliberate. Every Altimera apartment is a studio with one bathroom, finished to the same standard and carrying the same fixtures, because the eleven are run as a single operation rather than as eleven separately furnished flats. What actually separates them is the floor, which way the windows face, and one apartment that takes a fourth adult.

Ski storage is the one practical difference worth knowing before you book. Most Altimera apartments come with a numbered locker in the ski depot on the first floor. Serene, on the fourth floor, does not use the depot: skis go inside the apartment, in the space behind the door, on a mat put there for the purpose.
How many people can stay in one apartment?
A standard Altimera studio takes 3 adults, or 2 adults and 2 children. The fourth-floor apartment, Serene, takes 4 adults, or 3 adults and 2 children. These are studios with one bathroom, so a party of six is two apartments rather than one large one, and that is worth planning early: eleven units is the entire inventory, and in February there is nothing behind a sold date.
Tell us who is actually coming when you enquire, adults and children counted separately, and we will put you in the apartment that suits rather than the one that happens to be open. Two apartments for one group can usually be arranged on the same floor if you ask far enough ahead.
What is in every Altimera apartment?
The same specification in all eleven: a fully equipped kitchen, a modern bathroom, a washing machine, underfloor heating, high-speed Wi-Fi, a smart TV, an in-room safe and self check-in. The kitchen is the part guests comment on most, because it is equipped to cook in properly rather than to reheat in, which matters when the nearest restaurant is a five-minute walk through falling snow.

Where in New Gudauri are the apartments?
All eleven Altimera apartments are inside the New Gudauri Ski Resort, in the same block, which is what makes it possible for one team on site to run the whole collection. The gondola is a 3.5 minute walk from the door. Restaurants, cafes and the after-ski bars are within about five minutes on foot, and a SPAR supermarket sits 25 metres away inside the resort, so a stay here genuinely does not need a car.
The building sits away from the nightlife rather than above it, which is the reason the evenings are quiet. Tbilisi is about 2.5 hours north on the Georgian Military Highway. Altimera does not operate or arrange transport, so guests book a licensed driver, a taxi or a hire car directly with the operator, and it is worth giving that driver your flight number so they can track the arrival. What Altimera runs is the apartment and the stay itself.
What is included in the nightly rate?
The apartment, high-speed Wi-Fi, underfloor heating, all utilities and the fully equipped kitchen. A cleaning fee and any local taxes are shown at checkout before you pay, so the figure you confirm is the figure you are charged. There is no platform commission on a booking made direct with Altimera, which is the whole of why the direct rate is the lowest one rather than a claim we ask you to take on trust.
The minimum stay is two nights. The apartments are non-smoking and do not accept pets. Check-in is from mid-afternoon, check-out is in the morning, and check-in is self-service; an early arrival or a late departure can often be arranged if you ask before you travel rather than on the day.
Can you take an apartment for the whole ski season?
Yes. Altimera lets the same eleven apartments for the full ski season as well as by the night: one let of 121 nights running 15 December to 15 April, at a single all-in price for the four months instead of a nightly rate, and with no peak-date surcharge over New Year or the February half-term. A full professional clean every two weeks is included, with fresh linen and towels, and so are the utilities and the ski locker.
Altimera quotes season rates on enquiry rather than publishing them: tell us the floor you want and who is coming, and we send a written proposal with the all-in figure, usually the same day.
