About Altimera Collection
Altimera Collection manages and lets eleven ski-in / ski-out studio apartments in the New Gudauri Ski Resort, Georgia, and also sells property there and manages apartments for other owners.
Altimera began with a simple idea: that a mountain stay should feel like arriving somewhere of your own. We bring together a small collection of signature apartments in New Gudauri, each cared for with the same attention, and each available to book directly with us.
Altimera Collection is the rental manager for all eleven apartments, not a listings site and not a booking agent. Altimera lets every one of them itself and runs them with its own team in New Gudauri, so an enquiry or a booking is made with Altimera rather than with eleven separate owners. The same applies to the whole-season let, which runs 15 December to 15 April and is arranged with Altimera directly.
What does Altimera actually do?
Four things, all of them in New Gudauri and all of them run by the same team. Altimera Collection lets its own eleven ski-in / ski-out apartments by the night, lets those same apartments for the full ski season, sells apartments in the resort, and manages apartments belonging to other owners.

Altimera lets its eleven New Gudauri apartments by the night, year round, with a two-night minimum. Live availability and prices are on the site and the booking is made with Altimera.

Two things, and both are worth stating plainly. Altimera Collection does not operate or arrange transport of any kind, so guests book a driver, a taxi or a hire car directly with the operator. And Altimera Collection is not an agent for the independent businesses listed in its Gudauri Directory, so a restaurant, a spa, a ski school or an activity is booked with that business directly.

We will tell you honestly how long the drive from Tbilisi takes, what the Georgian Military Highway is like in February and what to ask a driver, and then you book it yourself.
Altimera Collection is not an agent for the businesses in its Gudauri Directory. The restaurants, bars, spas, ski rental shops, ski schools and activity operators listed there are independent businesses, and a booking with one of them is made with that business directly, using the contact details on its listing. Altimera keeps the directory as an editorial guide because guests kept asking. Altimera's own eleven apartments are a different matter entirely: those Altimera manages and lets itself, and they are booked with Altimera.
Where is Altimera, and who is on the ground?
In Gudauri, Mtskheta-Mtianeti, Georgia. All eleven Altimera apartments are in the same block inside the New Gudauri Ski Resort, a 3.5 minute walk from the gondola, about five minutes on foot from the restaurants and 25 metres from the supermarket inside the resort. Tbilisi is about 2.5 hours north on the Georgian Military Highway.
The team lives and works in Gudauri rather than managing the building remotely from Tbilisi, which is the reason a broken boiler on a Sunday is a phone call rather than a ticket. One office, one team, eleven apartments in one block: that is the whole of why the collection is eleven rather than a hundred.
What is Altimera's operating record?
Across the 2025/26 ski season the Altimera Collection ran at 70% occupancy. February was the strongest month, at around 90% occupancy across the collection, and some individual apartments were fully booked, at 100%, through the whole February high season.
We give the context with the number because it is the more useful half. That was Altimera's first full season of operation, it ran through a period of regional disruption, and the operation was still being built while it happened. We publish it anyway, because an owner or a buyer comparing operators here is otherwise comparing promises.
