One-Bedroom Apartment is a 49 m² apartment in New Gudauri, with one bedroom. It is ski-in / ski-out: the gondola is a 3.5 minute walk from the building, and Tbilisi is about 2.5 hours away by road on the Georgian Military Highway. Altimera does not operate or arrange transport, so a viewing trip is arranged with an operator directly.
What does it cost beyond the price?
The asking price is $115,000. A 2.5% Altimera Fee applies on top of it, paid by the buyer at completion, covering title verification, transaction handling and handover. Georgia charges its own state registration fee for the title transfer, and your own lawyer is separate again: ask for both in writing before you commit. The full list is set out line by line in what it costs to buy an apartment in Gudauri.
What happens after you buy?
Nothing has to happen at all: the unit already meets the Altimera operating standard, so it can go into the rental programme in the week you take the keys, or stay empty for your own use. Under management, guest experience, housekeeping, maintenance, pricing and marketing are run by the Altimera team in New Gudauri, and owners receive monthly statements. Across the 2025/26 ski season the Altimera Collection ran at 70% occupancy, with February at around 90% across the collection and some individual apartments fully booked through the whole February high season. That is a record of what happened rather than a forecast. How Altimera management works, and the management agreement itself is published in full rather than sent out on request.
Can a foreigner buy this?
Yes. Georgia places no restriction on foreign ownership of apartments: there is no purchase permit and no residency requirement, and title transfer is registered with the National Agency of Public Registry, usually through a Public Service Hall. The Public Registry is fully digital, so ownership can be verified online before you commit, and most international buyers complete the whole purchase without travelling, through a power of attorney. The four steps, from reservation to handover, are set out in the Gudauri investment guide.
